In August, CampSite 360 filmed a complete virtual tour of Timberland Acres.

The Challenge

Like many campgrounds, Timberland Acres relied on a traditional campground map and photos to show guests what the property looked like.

But maps and photos only go so far.

Guests regularly called the office asking questions like:

  • Which sites are closest to the bathhouse?

  • Which sites are more private?

  • How big are the campsites?

  • What does the campground actually look like?

Owner Morgan Sanborn explains that guests simply want to visualize their stay before booking.

“Visitors want to see the sites. We’re all visual learners and this does just that. Guests envision themselves at the park.”

The traditional campground map helped with navigation, but it could not fully communicate the layout of the campground.

“I tell them the cartoon map can only do so much. It isn’t drawn to scale.”

The Solution

To solve this problem, Timberland Acres partnered with CampSite 360 to create a fully interactive virtual tour of the campground.

One of the most interesting outcomes for Timberland Acres has been the increase in site lock usage.

Once guests could see individual campsites, more people wanted to reserve a specific one.

“I had to increase my site lock fees because 50% of guests are now taking advantage of them. This is the only thing I can continue this increased revenue to.”

By allowing guests to visually choose their campsite, the campground has created additional revenue through site lock fees.

“It’s put more money into my pocket.”
